They saw 5 units out of 10; mother and son; they seemed to really like the property; they would keep the tenants for some time and then they would divide the property into a duplex and triplex
Seemed to very interested and his goal is to convert the house into a single family and lives nearby. Uunfortunately the patio is too small for them and the house is too narrow.
Seems interested - Broker came to preview for client; he wants to run numbers and see how the house could work/they don't see the single family as an exit strategy but rather they see selling the apts as an exit strategy and they see it as a hold/rental/ they like that all units are fair market value. They mentioned 44 East 67 as a TH that presents a better opportunity in terms of converting to single family/exit strategy.
He doesn't think the Cap rate works and too expensive to convert into single family.
The showing seemed to go very well; but I did not receive any feedback from the agent yet. It was 2 young women who came to see it and they would like to keep it as an investment property
His family already owns some multifamily TH in the upper east side but this would be a purchase on his own. He works in selling gulfstream jets. His idea is to buy and hold. Seemed very interested.
