Loved the property. 

Seemed to like it and was familiar with the building - Asked about material of the countertop and tax portion of the maintenance.

Customer has a family (wife+ 2 kids) from Cali; loved the apartment, would be a pied a terre; they prefer a larger kitchen and would make a modification to make it more appropriate for their needs; needs a full size oven etc

Really liked the unit. Looking for a primary place to bring family together. Curious about storage space /he had made an offer but ended up going for 35 Hudson Yards/ SF/ October 4th. 

Would be for the son but his mom won't be the one buying, it would be under her mom's friend. Location seems to be a big plus for them and the size too. / their issue is still the high monthlies. They have an accepted offer at another property

His son was the one touring, said it would mostly be for him (college student). Saw a number of units between Tribeca, SoHo and NoHo, this one seems to compare well / SF followed up on 10/04 but Adam is out for the jewish holidays

In the past 2 weeks, we have had 2 showings for the sale. 1 was a developer who was very interested, but ultimately decided he wouldn't pay more than 14A. The second showing was for a family of 4, currently living in Hudson yards. They seem to be very interested.

Over the past two weeks, we conducted four showings for the rental. One was with a prospect who is currently renting for $30K per month in Tribeca and has been actively searching for a new home. Another showing was for a couple, with the boyfriend splitting his time between LA and SF while renting two apartments. He works remotely for a hedge fund and plans to relocate to NYC to join her, and he is ready to sign a lease at any time. The third showing was with prospects exploring leasing options, while the fourth was with a returning individual who viewed the property a second time and made an offer.
 
445 Lafayette Street, Unit 14B, has received solid interest over the last 17 days, with 315 total views (up 22.6%) and 41 unique visitors. Public viewers made up 56% of the traffic, with search engines (SEO) driving 41% of the views. Facebook was a strong performer, generating all the social traffic for the listing. Most visitors (83%) viewed the listing on a desktop, spending an average of 46 seconds per visit—a 46.6% increase, showing growing engagement. This is likely due to the price reduction we underwent, as you can see a jump in activity in the chart on November 7th.

StreetEasy brought in the majority of the views (256), followed by Compass (58). The listing has strong appeal in New York City, which accounted for 84.4% of views, with additional interest from Miami Beach (9.4%) and smaller contributions from Middletown and Fort Worth. These numbers show the listing is effectively reaching both local and out-of-town buyers through online and social platforms.
