Seemed to really appreciate the LR/DR; thought that the bathrooms and bedrooms need some work/ They are planning on starting a family and decided the sunken living rooom and powder room step up wouldn’t be ideal with a baby in the near future. 

This was the couple in LA who plans to use the apt as a pied a terre; they really liked it and had a lot of questions which I answered to

Home is nice, felt a bit dark and they need a true 3 beds.

Broker previewed and made a video on behalf of clients who are from out of town; clients had additional questions, I replied/ for tax reasons they need to postpone their purchaase until the end of the year or beginning of 2025.

Client will pass on this property for the time being. They found something that she prefers more (a bit more modern and updated esthetics).

She liked it and will come back on Saturday and will also look at 7C/she owns at Park Avenue Court/ she is not realistic in terms of offers

Not for them because they need a true 3 beds

They are a couple and they are interested in the apt; the apt is at the top of their budget. They signed something else

My customer is not ready to pull the plug on this apartment. For her, the apartment needs quite a bit of work. Please keep me posted if there is a price reduction.

Couple that lives nearby, they say the knew someone in the building but aren't sure if she still lives here, saw her 1BD. Liked the size, quietness and finishes as well as the rooftop. They feel the apt needs an extensive renovation

Really interested in the combination, wants to understand where a deal can be done on both units / She is not realistic- she would offer $3.7MM for both

Husband liked it more than the wife. She says there's a lot of work to be done /probably too much work for them

Husband came and FT his wife, liked the quietness, undecided on what to do with the 3rd bedroom/dining room. Currently in contract with the sale of his place in the West Village ( I asked and his broker said he doesn't need to sell to buy another place he can do both at the same time). They have a little daughter

2nd time seeing the apartment.The apartment is for the daughter, she doesn't want to do much renovation and overall likes it the way the apartment is now (would want to add a W/D). She mentioned she wish it had better views. Will try understand if it's a parents buying for children situation or if the daughter will be buying on her own. She has 2 little kids. They now have an accepted offer elsewhere

Couple with 3 little kids, liked the building, would do some renovations, liked the area and proximity to schools, currently live at 205 E 92nd /SF: Followed up again and she said it is not for them

Would turn the dining room into a 3rd BD, redo the kitchen and add W/D. Their kids go to school nearby, they like the location and size of the apartment /they now have an accepted offer elsewhere

Couple with a newborn. Seemed interested in coming again with their broker. Asked what kind of wood is in the primary and how expensive it would be to remove it and how much work would have to be done to add central ac /SF: definitely interested/been in touch with broker

Really liked it, will probably be interested in coming back on Friday and in the combination. They have 2 little kids. Would like to bring an architect in. May be interested in 7C and 7A/ Daughter would go to nursery school right there so it is the perfect location for them/has an accepted offer on something else

Liked it, very familiar with the area. Young married couple, didn't mention any kids / it is more work that they are prepared to take on/ it is a NO

Pregnant wife, came with her mom. Really liked the light and size. Seems like they would do facelift to the kitchen and primary bedroom as well as add the W/D but for the rest they seemed very interested /SF followed up on June 1st/too much work for them

The apartment doesn’t work for them. They would like more light and felt the ceilings were on the low side. They found the hallways rather too hotel-like as well. They are coming from a 7 with 3 full bathroomsthat is on a higher floor on a two way street that has wide open sky views so they didn’t love the apartment enough to sacrifice on the light.

Saw 11 apartments yesterday. Have a little daughter, they would do some renovations. Really liked the size and layout. And location./ SF- ultimately the kitchen layout doesn't work for them

Second showing. Came with his father, asked a lot of questions for potential renovations. Didn't seem too interested in combining, would rather turn the dining into a 3BD.

Third showing. Would be a pied a terre, kids would stay there from time to time. Think it's a bit darker than they wished /they are NOT going to go for it

Engaged young couple that lives nearby on 83rd St. Liked the layout, will add a W/D./ too much work for them

Likes it, has questions regarding assessments and future work to be done (hallways). Wants to know what's included in the Maintenance and what kind of wood the panels are in the primary. Does the coop own the two retail units / at the moment he wants to make an offer that would result in a final 2.4MM

She's actually interested in the combo, but likes the building and location. Will definitely want to see 7C as well/ updaated feedback: she is passing for now

Client knows the building very well. Wants to know if he can put through the wall ac units in every room. Contemplated on making an offer, but decided to focus on something else for now / decided to keep renting for another year

Young couple that lives on 92nd and 3rd Ave. Seemed to really like the size and layout. Need to decide what to do with the formal dining. thought it would take a lot of work to put in through wall AC in the rooms dealing with coop board. It's a beautiful apartment though, they liked the size and details generally. On October 4th called and sent email. 

Jenn likes the unit. Her husband likes modern units so may not work for him.

Was a preview from the broker for her clients. Pied a terre buyers, out of town this week but will come back soon and she thinks they would be interested/SF: views/exposures will not work/she will keep it in mind for other customers

Couple with a baby, want to have a second one and use the formal dining as 3rd BD. Seems like the apartment would be a perfect fit for them. They're trying to assess how much renovation work would have to be done, but ultimately determined it was too much work for them.

Live in the area, seems fine with the overall conditions but would fully renovate the kitchen - They will pass on this one. Have seen options they like better in the mid $2mm range, and stay away from these types of regressive and insular co-op boards/SF October 4th called and sent email

Parents relocating from Berkeley, their daughter lives nearby on 86th. Seems like a great fit for them. They want to use the dining room as a den, but don't feel the living room will be large enough for them for both living and dining

Retired couple, currently lives in Greenwich CT, would use it as a pied a terre. Said they don't think work is needed in the apartment. Just started their search. / Saw a bunch of other units and said this one is their 2nd favorite and not their first (which is 170 E 78th 5EF) only because the other one already has an existing 3BD, however they haven't ruled 7A out /SF followed up on October 5th. 

2nd showing- Seem to like the unit. Upon following up, they thought the apartment needed more work than they expected tho. encouraged them to come back with a contractor

They like the Art Deco feel of the apartment, however, too small for them. They are looking for a full 3 bedroom - layout didn't quite work for them.

Broker said she sold PHA in the building, knows it very well and seems to know her client very well. They would turn part of the dining room into a BD. Family with 3 kids - they’re going to focus on places with a bit more space for their needs

Interested in seeing the combination, current conditions didn't seem to be a problem.

3rd showing with a contractor, will wait for a quote of the renovation. But seems like an offer will be coming.

Early stages of the search, likes the size. Came to determine if the space could work for her family / Prefer to do as less work as possible. Currently focusing on units that are already 3BD and a bit more up (95/96th St).

Would do a gut renovation, want to move closer to one of their daughters that lives on E 87th. They have a lot of experience in doing gut renovations (have done 12 of them), wife is an architect. Cash buyer. - For the moment they want to sit this opportunity/renovation out/ SF spoke to them at length on October 5th- they would pay in the low 2's. 

Really likes it, has asked if the fireplace could ever be a working one or not? A friend of hers that came to see the apartment also likes it a lot and lives nearby.

Parents came to town, will see a lot of units in the next days. This one was the first one. Seemed to like the opportunities the layout offers. / They especially appreciated the corner window in the Living Room.
If they express additional interest or would like to revisit, they will reach out.

Young married couple, husband grew up in the UES. Started looking recently, liked the size and storage. Layout doesn't work for them.

Their son goes to school on Madison and 78th St, really like the space. Coming back for a second showing.

7A alone is too small, but he's flexible on the budget and would like to come check 7A and 7C together. Young couple with 2 kids that go to school at Dalton, currently live downtown, understands that work will have to be done

Cash buyer, is a doctor that lives in the area. Looking for a deal.

Currently live in Colorado, cash buyers, their son lives in the UES in the 60s, their daughter would move in with them and they will turn the formal dining into a BD. Seems a very interested prospect/SF followed up via phone and email several times

Seems to be more interest in the 1160 Park as his wife was only meeting him for that building / he didn't like the lobby and sunken LR, and commented that a maids room as extra space could have made him consider.

First showing after the broker previewed the apartment last week. The client seemed to really appreciate the apartment. They have one son and know the area very well.

Previewing for clients, could potentially be a pied a terre but maybe not. Have two small babies (1 and 2 years old). Would turn the formal dining into a maid's room. We spoke with the broker and the ceilings are a bit too low and they don't want to turn the dining into the third bedroom. 

Came without his wife, took a lot of notes but said she's the decision maker. They live around the corner on 90th. We have called and emailed for feedback.

Third showing. Older couple relocating from Berkeley CA. Was the first time the wife saw the apartment, she liked it a took measurements. She did a lot of interior design work in the past. Were touring 2 more apartments today and make a decision. We called, emailed and texted and they are really considering it; wants to make the third bedroom a den.

Is more looking for a 3BD with formal dining. Liked the apartment and has done renovations before but size might be an issue for him. We have been following up. 

Liked it, bigger than the other units they've seen so far. Could be interested in coming again. 

Moving from a boutique building in SoHo (30units with no doorman). Need the 2BD for their son that comes visit from time to time. Liked the size. Husband was a GC for 30 years. Fred asked for financials and an offer should be coming.

Would be just for himself. Plans to turn the 2nd BD into an office/den and open it up to the living room. He ended up making an offer on another property; we'd like to see how that will go first.

Seemed to really love it for their family; they are interested in purchasing 7A and 7BC for their sister; Eventually as they expand their family, they would need both apartments. In the end 7A was too small and 7ABC was too big.

Family of 5, they currently live in the Flatiron, kids go to school in the UES that's why they're looking to move in this location. Have done renovations before and have a trustworthy architect, they will discuss and eventually come back with him to tour the properties. Unfortunately clients said they didn’t like the light in the apartment and it’s way to much work for them.

Currently live in Riverdale, lived in the UES 15 years ago. Their kids moved out from home. Want to discuss more internally.

We have had 16 showings for unit 7A this month. For unit 7ABC, we have had 4 showings. Some prospects were familiar with renovations and envisioned customizing the space, but others expressed concerns about the scope of work and the lighting and a few prospects are assessing the apartments for their family's future plans. 
 
The listing has performed well over the past 19 days, with 984 total views and 125 unique visitors, showcasing significant visibility. Public visitors made up 53% of Compass views, indicating strong organic interest. SEO was the leading traffic source, driving 60% of visitors, followed by Compass and other platforms like StreetEasy, which brought in the most views at 665.

The majority of viewers (82%) accessed the listing from desktop devices, and engagement levels remained steady, with an average view time of 30 seconds per visitor. Geographically, 78.8% of views came from New York, while other cities like Los Angeles and Rincon also showed interest.
